Everything you need to know about Matterport 3D virtual tours — from how they work to how to book one.
New to 3D virtual tours? Start here.
A Matterport 3D tour is a photorealistic, navigable digital replica of a real-world space. Viewers can walk through it in a web browser on any device — clicking through rooms, zooming in on details, and exploring at their own pace. It's the closest thing to physically being inside a property without actually going there. Read our full guide to what Matterport is and how it works →
Photos are static — you see what the photographer chose to show you. Video is linear — you follow a path someone else decided. A Matterport tour is interactive: viewers choose where to go, how long to stay, and what to look at. They can also switch between a 3D walkthrough, a Dollhouse View from above, and a floor plan layout. It's a fundamentally different level of engagement.
The Dollhouse View is Matterport's signature feature — a three-dimensional aerial view of the entire property that you can rotate and zoom. It gives viewers an immediate sense of scale, layout, and how rooms connect. Nothing else in property marketing offers this perspective.
Yes. Matterport's built-in Measurement Mode lets viewers measure distances between any two points in the tour. It's accurate to within about 1% — useful for checking furniture fit, ceiling height, or doorway widths before visiting in person.
Any modern smartphone, tablet, or computer with a web browser. No app download required. Tours also work with VR headsets for a fully immersive experience.
Standard hosting is included for 12 months. After that you can renew hosting with us or transfer the tour to your own Matterport account at no additional charge. See hosting options →
What to expect on scan day, start to finish.
Most residential properties take 60–90 minutes on-site. Larger homes (4,000+ sq ft), commercial spaces, or multi-floor properties can take 2–4 hours. We'll give you a time estimate when you book. See the full step-by-step breakdown →
Standard turnaround is 24–48 hours. Rush delivery is available for an additional fee — contact us if you have a time-sensitive listing or project deadline.
Not required, but access to every room is. You or a property manager just need to ensure we can get in and move freely throughout the space. We'll handle everything else.
Turn on all lights, open blinds, clear countertops, put away personal items, and make sure all rooms are accessible. The cleaner and more staged the space, the better it presents in the tour. We've put together a detailed room-by-room scan prep guide with everything you need to know.
Yes. The Matterport Pro3 camera is designed for outdoor scanning, including direct sunlight. Exterior areas, courtyards, pool decks, and building facades can all be captured and incorporated into the tour.
Mirrors and highly reflective surfaces can create minor artifacts in the 3D model. We work around these through scan placement and positioning — it's a routine part of the process and rarely affects the final result in any meaningful way.
Yes. James Richardson is FAA Part 107 certified for commercial drone operations. Aerial photography and video can be added to any scan booking — a great combination for real estate listings, large properties, or commercial sites. Call us to discuss.
Simple, transparent pricing with no hidden fees.
We charge $0.14 per square foot with a $300 minimum. A 2,000 sq ft home is $300. A 3,500 sq ft home is $490. A 5,000 sq ft commercial space is $700. No packages, no tiers — just one simple formula. See the full pricing page with examples and a cost calculator →
Everything you need to publish and share your tour: the on-site scan, 3D model processing, 12 months of cloud hosting, a shareable URL, an embed code for websites, and Dollhouse + Floor Plan views. No surprise add-on fees.
Matterport generates a schematic floor plan that's included with every tour. It's accurate enough for marketing and MLS use. If you need a measurement-grade, ANSI-compliant floor plan for appraisal or legal documentation purposes, contact us to discuss options.
No travel fees for Greenville & the Upstate SC, Asheville, Brevard, Hendersonville, Cashiers & Highlands, or Lake Keowee. A small travel fee applies for Charleston, SC and Columbia, SC. Contact us for exact travel fee amounts for your location.
Standard delivery is 24–48 hours at no extra charge. If you need same-day or next-morning delivery, a rush fee applies. Contact us at the time of booking to arrange.
You have two options: renew hosting with us for an annual fee, or transfer the tour to your own Matterport account for free. If you manage multiple properties or want permanent ownership of the tour, transferring to your own account is the better long-term move. Full hosting details →
Yes. If you're booking 3 or more scans — whether you're an agent with several active listings, a property management company, or a builder with multiple units — contact us to discuss volume pricing.
Questions from agents, sellers, and brokerages.
Yes, consistently. Listings with 3D tours sell 31% faster and generate up to 95% more inquiries than listings with photos only. The primary reason: buyers who've already toured a property virtually arrive at showings more committed and better pre-qualified. See how we use Matterport for real estate listings →
Yes. You'll receive a shareable URL and an embed code that works on any MLS platform that supports virtual tour links, Zillow, Realtor.com, your brokerage website, and any personal site. Most major MLS systems in SC, NC, and GA accept Matterport links.
Often yes. At $300 minimum, the cost is a fraction of one commission — and the tour works 24/7 to attract and pre-qualify buyers, reducing wasted showings for both you and your seller. At price points under $300,000, the competitive differentiation can be significant because fewer agents at that price range are investing in it.
Both. We work with listing agents, FSBO sellers, brokerages, property management companies, and developers. Whoever holds the listing relationship can book the scan.
Yes. Some agents keep tours live on their own website as portfolio pieces. The tour can be transferred to your own Matterport account and kept active indefinitely under your subscription.
Yes — vacation rentals are one of our strongest use cases. A 3D tour lets potential guests explore every room before booking, which reduces cancellations and attracts higher-value renters who know exactly what they're getting. See vacation rental 3D tours →
Beyond residential real estate — professional and institutional applications.
Yes. We scan office buildings, retail spaces, restaurants, hotels, multifamily properties, warehouses, and any other commercial space. Remote tours are especially effective for commercial leasing — investors and tenants in other cities can tour a space without flying in. Commercial property 3D tours →
A pre-loss Matterport scan creates a complete, time-stamped visual record of your property before any damage occurs. If fire, flood, wind, or theft strikes, you have navigable proof of exactly what existed — contents, finishes, fixtures, layout. This evidence strengthens claims and reduces disputes. Insurance documentation details →
Yes. 3D scans have been used in personal injury cases, property disputes, accident reconstruction, and insurance investigations. Because the scan preserves scene conditions at a specific moment in time with precise LiDAR measurements, it serves as a credible evidentiary record that photographs alone can't provide. Legal & forensic documentation →
We scan the same property at key milestones throughout the build — framing, MEP rough-in, drywall, and finish stages. Each scan is a time-stamped record of exactly what was built at that point. Useful for project management, owner communication, dispute resolution, and documentation of work behind walls. Construction documentation →
Reality capture is the process of using LiDAR and 3D scanning to create precise digital records of physical spaces — typically for architects, engineers, contractors, facility managers, and large property owners who need accurate spatial data rather than just a marketing tour. The output can include point clouds, floor plans in DXF/DWG format, and BIM-compatible files. 3D Scanning & Reality Capture →
Yes. Institutional and civic spaces are strong candidates for 3D documentation — whether for safety audits, facilities management, renovation planning, or public transparency. Contact us to discuss the scope and we'll provide a custom quote.
