Step 1: Book Your Scan
You can schedule online, call me at 864.351.4255, or send an email to james@southeast3dtours.com. I'll need three things: the property address, the approximate square footage, and your preferred date and time. That's it.

Most scans are scheduled within a few days. Same-week availability is common.
Step 2: Prepare the Space
The Matterport camera captures everything it sees, so the space should look the way you want it to appear in the final tour. For most properties, that means:
- All lights on
- Blinds and curtains open
- Ceiling fans off
- Toilet lids down
- Personal items, clutter, and trash out of sight
- Pets secured or off-site during the scan
If you're scanning a residential listing, treat it the way you'd prep for a professional photo shoot. For commercial spaces, make sure the space is clean and any areas you don't want captured are closed off.

Step 3: The Scan Itself
I show up with the Matterport camera and a tripod. No crew, no lighting rigs, no production setup. The camera is placed at multiple positions throughout the space — each scan point takes about 20 seconds — and moves room to room until the entire property is captured.
How long does the scan take? It depends on the size of the space:
- A 1,500 sq ft home typically takes about 45 minutes to an hour
- A 3,000 sq ft property runs closer to 90 minutes
- Larger commercial spaces — 5,000+ sq ft — may take 2–3 hours
You don't need to be present for the scan. Many agents hand off the lockbox code or meet me at the door and head to their next appointment. The process is quiet and unobtrusive — no one needs to vacate the building, and there's no disruption to neighboring units or businesses.
Step 4: Processing and Delivery
Once the scan is complete, I upload the data and your tour is processed. Standard turnaround is 24–48 hours. When it's ready, you'll receive:
- A shareable link to your interactive 3D tour — works on any device, no app required
- An embed code if you want to put the tour on your website or a listing page
- Access to the dollhouse view and floor plan view
- The built-in measurement tool, active for anyone who opens the tour
If you added a schematic floor plan ($75) or aerial photography ($150), those are delivered at the same time.
Your tour is hosted on Matterport Cloud for 12 months at no additional charge. After that, you can renew hosting or transfer the tour to your own Matterport account — also free. Full pricing details are on the pricing page.
Step 5: Use It Everywhere
The tour link is yours to share however you want. Drop it in an MLS listing. Text it to a prospective buyer. Add it to a vacation rental listing on VRBO. Email it to an insurance adjuster. Post it on social media. Send it to an out-of-state client who can't visit in person.
